This Frito-Lay Distribution Center is a regional facility designed to support distribution operations for a national brand in a central Knoxville location. The building includes a 5,000 sq ft office area, a 40,000+ sq ft warehouse, and a 3,000 sq ft repair bay, along with on-site parking for delivery trucks.
The steeply sloped site required careful cut-and-fill balancing to create a level building pad and accommodate semi-truck access. The project was designed and constructed in phases, allowing the warehouse to be delivered first to meet immediate operational needs, with office space added later.
The warehouse features a high-volume interior with floor-to-ceiling storage, maximizing capacity within the footprint. By balancing the site and phasing construction, the completed facility met operational requirements while remaining within budget despite challenging site conditions.
